Welcome

Welcome to the first online and dedicated body corporate forum in New Zealand whose aims are to provide information dedicated to the management of body corporate properties.  MBIE have reported that as of May 2013, 14,000 parcels of land had been subdivided as unit titled developments with one quarter of these being commercial and industrial and the balance being residential or mixed.

With the introduction of the Unit Titles Act 2010 and its Regulations in 2011 encapsulating over 235 pages of requirements, the legal compliance has significantly increased for unit titled properties over the preceding legislation that lasted 40 years. The Unit Titles Act 2010 and its Regulations has placed greater requirements for unit titled properties around governance, financial management, infrastructure maintenance and planning and disclosure.

Bodies corporate have had an opportunity to comply with the legislation and its requirements particularly in the first six to twelve months where various requirements had to be met legislatively within fairly short time frames. The Act and its Regulations provide a continued opportunity for learning given that the legislation has only been in force since 20 June 2011.

This forum provides an opportunity for unit titled owners and property professionals to share ideas, issues and solutions to various matters that come up from time to time that have either been tested in the Tenancy Tribunal or they have not. It is not a forum for legal advice - it is a general advice forum and bodies corporate with specific issues should always receive assistance from a qualified legal professional with a specialist interest in property law and a subspecialty in unit titles.
